A prominent Orlando-based developer behind popular developments such as O-Town West and Icon Park hopes to break ground at the beginning of next year on a project that will ultimately deliver 807 housing units to the rapidly growing Four Corners area.

Unicorp National Developments has plans for a pair of adjacent PDs on a total of 167.8 acres at 14545 Avalon Rd. The vast majority of that land consists of the 154-acre Sutton Lakes PD on property owned by Westgate Resorts. The development plan for Sutton Lakes calls for 304 apartments built over six buildings, along with 155 single-family homes, 98 townhomes, and 20,000 square feet of commercial space.

Unicorp also wants to partner with mall owner Bancorp to redevelop the aging Fashion Square Mall at 3201 E Colonial Dr. Unicorp and investor/broker Daryl Carter bought the 46-acre mall property in 2019 for $23 million.
