A proposed acquisition in Eatonville is drawing attention across Central Florida for its scale and potential impact. Dr. Phillips Charities has announced plans to acquire more than 117 acres from Orange County Public Schools, including the former Hungerford Prep site — the largest undeveloped tract within Eatonville.

Daryl Carter, President of Maury L. Carter & Associates, told the Orlando Business Journal why this property is such a rare opportunity. The land’s size, visibility, and location near Interstate 4 make it a one-of-a-kind asset for the region. Carter also pointed to Dr. Phillips Charities’ track record with projects like the Packing District and its community-first approach, noting that the group’s ability to pair strong development with meaningful resident engagement is “a marriage that is rare; it is not easy to find.”
