A massive new subdivision is proposed for Osceola County, with national homebuilder Lennar tapped to build the homes.
The subdivision will have 221 single-family homes across nearly 130 acres, built in a single phase, according to project documents. The homes will include both rear-loaded and front-loaded designs, and the development is planned to be built in a single phase.
St. Cloud is also the fastest-growing city in the county. Its population rose roughly 20% to 71,036 between 2020 and 2024, compared with 7% in Kissimmee, according to U.S. Census Bureau data.
Clyde Wells, executive vice president of Maury L Carter & Associates Inc., a real estate investment firm specializing in land and commercial real estate across Florida, previously told Orlando Business Journal St. Cloud is seeing a majority of the growth and new development in the area.
“Kissimmee is more mature, [as that area] already has a lot of neighborhoods and existing homes,” he said. “What we’re seeing in St. Cloud is new developments because of the availability of raw land, and that seems to be where the national builders have really focused on.”
