Redevelopment Plans Continue to Evolve at Orlando Fashion Square Mall | GrowthSpotter

The long-awaited redevelopment of Orlando Fashion Square Mall is once again shifting direction. M&M Realty Partners recently unveiled an updated vision that places a stronger emphasis on residential living, with plans for up to 1,720 apartments, reduced retail, and potentially one of the largest fitness centers in Central Florida.

Ownership complexities remain a hurdle. While Bancorp controls the mall itself, Maury L. Carter & Associates President, Daryl Carter, and Unicorp’s Chuck Whittall own the 46 acres of land beneath it. Until a deal is finalized between the property owner and the bank, Fashion Square’s future remains on hold.

At MLC, we continue to monitor this redevelopment closely. With its high-visibility location along Colonial Drive and proximity to downtown Orlando, the property remains one of the most significant infill opportunities in Central Florida.

Development Surge on Boggy Creek Rd. Continues | GrowthSpotter

Boggy Creek Road north of the Osceola County line continues to see rapid growth, with new housing, apartments, hotels, and commercial projects transforming the corridor into one of Central Florida’s busiest development stretches.

Public Storage is moving forward with plans for a three-story, 141,000+ square-foot facility on 4.5 acres across from Tyson Ranch, alongside two future commercial outparcels. Additional self-storage projects, multifamily communities, and retail centers are also underway nearby, joining major developments like Ascend Nona West, Tapestry Nona, and the 75-acre Tyson Ranch mixed-use community.

Among these projects, Maury L. Carter & Associates and Dowd Properties are under contract to sell 22 acres across from Tyson Ranch for Bennett Place, a planned mixed-use development that will feature multifamily housing and commercial space.

This wave of investment underscores the strength of the Lake Nona/Boggy Creek corridor, where residential, retail, and commercial opportunities continue to expand at an unprecedented pace.
